How the work is done

A ground unit filters the mains water down to pure water and pumps it up a hose to the aircraft. The pilot flies a panel-by-panel pattern across the glass and cladding while a second operator watches the airspace and the ground below. Pure water is the cleaning agent: with the dissolved minerals stripped out it lifts salt film and organic soiling and then dries without spotting, so nothing has to be squeegeed by hand at height. Nothing is anchored to your roof, nothing is bolted to the parapet, and no part of the structure carries the load of the equipment. Flight planning is the real work. Before a quote goes out, the facade is read for balcony depth, overhangs, cornices and setbacks, and the airspace over the property is checked, because a downtown tower and a suburban mid-rise do not fly the same. A surface the aircraft cannot reach is scoped for a different method inside the same quote rather than quietly left out of it.

The safety rules that govern it

What moves the price

    A 4-storey mid-rise and a 15-storey tower need different flight time and planning, and total glass and facade area drives the hours on site.

  • Facade layout and access

    An open, flyable facade cleans faster than one broken up by deep balconies, overhangs, or tight airspace.

  • Soiling level

    Salt-air film on a waterfront building or heavy organic staining takes more passes than routine maintenance.

  • Frequency

What the rules actually require

Two rulebooks decide how a building exterior gets cleaned in British Columbia: the federal aviation rules that govern the aircraft, and the provincial rules that govern anyone working at height. Both are public. Here is what they say, with the section that says it.

Weight class decides which aviation rules apply, and the water counts

Operating weight is the weight of the aircraft at any point during a flight, including any payload on board, so a full tank of pure water counts toward it. The class boundaries are drawn on that number: at least 250 g (0.55 pounds) and not more than 25 kg (55 pounds) is a small remotely piloted aircraft, and above that, up to 150 kg (331 pounds), it is a medium remotely piloted aircraft under a separate set of rules.

Flying close to a building is a defined category, not a loophole

The 2025 amendment to the aviation regulations named the thing facade work actually is. An operation that is not in visual line-of-sight, and that keeps the aircraft at less than 200 feet (61 m) horizontally from a building or structure and no higher than 100 feet (30 m) above it, is a sheltered operation.

An employer must ensure that a fall protection system is used when work is done at a place from which a fall of 3 m (10 ft) or more may occur. Every suspended crew on a high-rise works inside that obligation.

Rope access anchors are a building asset with an engineering file

A person performing rope access must use a two-rope system, with the working line and the backup line independently connected to both the anchor and the harness. The anchor they load belongs to your building: a permanent anchor must have an ultimate load capacity of at least 22.2 kN (5000 lbf) for each person connected to it, must be inspected and tested at least once a year, and its installation must be certified by a professional engineer.

Where a drone is the wrong tool

A method that suits every building is a sales pitch. These are the cases where the aircraft is not the answer, and we say so at the quote rather than after the deposit.

Soiling that needs mechanical contact

Baked-on bird waste, construction overspray, adhesive residue and mineral etching in the glass need pressure and a pad, not water. Pure water lifts film and organic soiling; it does not abrade.

Sustained wind

Flights stand down above the aircraft wind limit. On an exposed waterfront tower that means the schedule has weather slack built into it instead of a fixed promised date.

Restricted airspace over the property

Proximity to controlled airspace or a helicopter approach changes what can be flown and when. That is checked against the site before a price is quoted, not on the morning of the visit.

No, and any company that says otherwise is overselling it. The aircraft does not touch your anchors, so a drone visit adds nothing to that record. If your building already has permanent rope access or suspended equipment anchors installed, they stay on their own inspection, testing and engineering schedule no matter how the windows get cleaned. What changes is that the cleaning visit itself stops depending on them.

How often should a high-rise on the water be cleaned?

Salt film and organic staining drive the interval more than the calendar does.
