The island question nobody answers on a service page
Every operator will tell you they serve Vancouver Island. Very few will tell you which buildings they can actually fly, and that is the information a property manager needs before booking a date.
Three things decide it, in this order.
The airspace over the building. Transport Canada requires pilots to survey the area before the start of an operation and to determine whether the planned flight will be in or near controlled airspace, restricted airspace, or near any aerodromes, airports or heliports, using the Canada Flight Supplement, the Designated Airspace Manual and aeronautical charts (Transport Canada, where to fly your drone). NAV CANADA's Nav Drone is the tool that schedules flights and requests permission to fly in NAV CANADA controlled airspace. Southern Vancouver Island holds an international airport on the Saanich Peninsula, a downtown harbour water aerodrome, hospital heliports and a military airfield, so the honest answer for a given tower is building by building.
The weight class of the aircraft. All drones weighing at least 250 g must be registered, and anything attached to a drone that pushes it to 250 g or more counts toward that weight (Transport Canada, registering your drone). A cleaning aircraft carrying a pressurised water tether is far past that line. If it lands in the medium class, it may operate in uncontrolled airspace, or in controlled airspace only with permission from air traffic control (Transport Canada, 2025 summary of changes to Canada's drone regulations).
The certificate the pilot holds. Facade and window work close to a structure is a sheltered operation, which requires the drone to stay no greater than 30 metres (100 feet) above the structure, less than 61 metres (200 feet) horizontally from it, and more than 30 metres (100 feet) from anyone not involved in the operation (Transport Canada, 2025 summary of changes). That is an Advanced privilege, not a Basic one.
Ask any operator quoting your island building who obtains the airspace authorisation, and how far ahead of the wash date they do it. An operator who has not looked at the airspace has not really quoted the job.
Where we fly, and where the island line falls

That is a narrower area than "Vancouver Island", deliberately. Drone cleaning is a mobilisation-heavy service. A ground unit, a water supply, a pilot and a ground crew member have to reach the site, and a wind day pushes the flight to a contingency date. A tight service radius is what keeps a rescheduled flight cheap instead of expensive, and it is why an operator promising same-week coverage from Sooke to the north island should be asked how.
What coastal exposure does to an island building envelope
The island cleaning cycle is shorter than an inland one, and the reason is chemical rather than cosmetic.
Salt carried off the strait settles as a film on glass, aluminium composite panel, painted metal and precast concrete. That film is hygroscopic, so it holds moisture and airborne grime against the surface between rainfalls instead of letting them blow off. Steady winter rain then feeds algae and organic staining on the elevations that stay shaded, and on any track where a drip edge has shed water down the same line for years.
Two consequences matter to a budget. A waterfront or exposed tower soils faster than an inland one of the same age and glazing, so the cycles are not interchangeable across a portfolio. And a facade left uncleaned long enough moves from a wash into a restoration, which is a different trade at a different price.
The drone wash uses purified water at low pressure. Purified water dries without mineral spotting, which is why the glass does not need hand squeegeeing, and the low pressure suits the coated and sealed surfaces that a pressure washer can dull or drive water behind.
What the method removes on the WorkSafeBC side
Rope access and swing stage are not unsafe. They are heavily regulated, and on an older island building that regulation is most of what makes them slow to mobilise.
WorkSafeBC requires a fall protection system wherever a worker could fall 3 m (10 ft) or more (WorkSafeBC, OHS Regulation Part 11). Rope work then adds its own requirements on top: a permanent anchor for a rope access system must have an ultimate load capacity of at least 22.2 kN (5000 lbf) for each person connected to it (WorkSafeBC, OHS Regulation Part 34).
For a strata whose roof carries no certified anchors, that single requirement is the whole story, and it is common on the mid-century concrete stock around Greater Victoria. Drone cleaning moves the work off the envelope and onto an aircraft, which shifts the compliance burden from fall protection to aviation. Neither method escapes paperwork. What changes at street level is that there is no anchor load testing, no sidewalk closure under a suspended worker, and a shorter window in which residents keep windows shut and balconies clear.
What moves the price of an island job
Storey count is the obvious driver. The quieter ones are the ratio of glass to cladding, the soil condition after years without a cycle, whether the building sits under controlled airspace, and how much of the elevation can be reached from grade. On most towers the podium and the first storey or two are still faster by pole from the sidewalk than by air.

For a strata council, the useful framing is the depreciation report, which projects common property maintenance, repair and replacement costs over 30 years and must carry at least 3 cash-flow funding models for the contingency reserve fund over that period (Province of British Columbia, depreciation report requirements). A predictable wash cycle is a line a council can defend inside that projection. A neglected envelope that eventually needs restoration arrives as a special levy instead.
When drone cleaning is the wrong call on the island
Sustained wind postpones a flight, and on an exposed coastal site that happens more often than inland, so an island drone schedule carries a weather contingency date the way exterior painting does. A building that cannot get airspace authorisation for the window you need cannot be flown in that window. A facade needing contact work, sealant repair or restoration needs a technician on the envelope. And a low-rise building that already has certified permanent anchors installed can be quicker by rope.
Ask for both methods to be priced when the building supports both. An operator who will only quote one of them is selling a method rather than solving your building.
