Drone facade cleaning: what it cleans, what the rules require, and what moves the cost
Drone facade cleaning is exterior building washing done by a water-fed drone flown from the ground, so the cladding and the glass get washed without a crew suspended over the building on ropes, a swing stage or scaffold. What drone facade cleaning takes off a building envelope
The facade, not the glass alone, is the job here. A tower is usually a mix of vision glass, spandrel panel, aluminium composite or painted metal cladding, precast concrete and gasket lines, and each of those weathers differently on a coastal site. Salt film and airborne grime settle across all of them. Algae and organic staining favour north elevations and anywhere a drip edge sheds water down the same track for years.
The wash is low pressure and the water is purified, which is the part that matters on a coated envelope. Purified water dries without leaving mineral spotting, so the glass does not need to be squeegeed dry by hand, and the low pressure suits sealed joints and factory coatings that a pressure washer can drive water behind or dull.
Two roles work the site. A pilot flies the aircraft. A ground crew member manages the hose, the water supply and the exclusion zone under the flight path.
It is worth being blunt about the limits. A drone washes and rinses. It does not lift bonded contamination such as paint overspray, construction adhesive or hard mineral scale off a panel, it does not do sealant or caulking work, and it is not a building envelope condition assessment. On most towers the podium and the first storey or two are still done by pole from the sidewalk, because that is faster than flying them.
The rules that decide whether your facade can be flown
Three things decide what an operator may legally do over your building: the weight of the aircraft, the certificate the pilot holds, and the airspace overhead.
Weight comes first, and buyers underestimate it. Transport Canada requires that all drones weighing at least 250 g be registered, and anything attached to a drone that pushes it over that threshold counts toward the weight (Transport Canada, registering your drone). A cleaning aircraft carrying a pressurised tether is nowhere near a hobby machine, and if it lands in the medium class, meaning over 25 kg up to 150 kg, it flies under a separate set of rules brought in on November 4, 2025 (Transport Canada, 2025 summary of changes).
The certificate comes second. Facade work sits in the sheltered operations category, which is an Advanced pilot privilege. A Basic certificate does not cover it.
Airspace comes third. Flights stay below 122 metres (400 feet) unless a special authorisation says otherwise, and controlled airspace needs permission from air traffic control before the flight. Greater Victoria carries an international airport to the north and a harbour water aerodrome downtown, so the answer is building by building rather than blanket. Ask any operator quoting your tower who obtains that authorisation and when.
What the drone method removes from the WorkSafeBC side
Rope access and swing stage are not unsafe. They are heavily regulated, and that regulation is most of why they are slow to mobilise on an older building.
WorkSafeBC requires a fall protection system wherever a worker could fall 3 m (10 ft) or more (WorkSafeBC, OHS Regulation Part 11). Rope work then carries its own part on top: a written rope access plan available at the workplace, and permanent anchors with an ultimate load capacity of at least 22.2 kN (5000 lbf) for each person connected to them, or 12 kN (2700 lbf) for a temporary anchor (WorkSafeBC, OHS Regulation Part 34).
For a strata whose roof has no certified anchors, that is the whole story. Rope access asks the building to carry anchors that test to those loads, plus a rescue plan and a suspended crew. Drone facade cleaning moves the work off the envelope and onto an aircraft, which shifts the compliance burden from fall protection to aviation. Neither method escapes paperwork. The difference shows up at street level: no anchor load testing, no sidewalk closure under a suspended worker, and a shorter window in which residents keep windows shut and balconies clear.
What moves the cost of a facade wash
Storey count is the obvious driver. The quieter ones are the ratio of glass to cladding, the soil condition after years without a cycle, whether the building sits in controlled airspace, and how much of the elevation can be reached from grade.
Published cost data for window cleaning puts high-rise pane work at up to $85 per hour of labour, against roughly $4 to $8 per pane on ordinary low-rise glass (Fixr, window cleaning cost guide). Treat those as market context rather than a number for your building. Estimates vary by elevation, access and condition, so the real figure comes from a site assessment.
For a strata, the useful framing is the depreciation report, which projects common property maintenance, repair and replacement costs over 30 years and carries at least 3 cash-flow funding models for the contingency reserve fund (Province of British Columbia, depreciation report requirements). A predictable cleaning cycle is a line a council can defend in that projection. A neglected envelope that eventually needs restoration is a special levy.
When drone facade cleaning is the wrong call
Sustained wind postpones a flight, so a drone schedule carries a weather contingency date the way exterior painting does. A building refused airspace authorisation cannot be flown at the time you want it flown. A facade that needs contact work, restoration or sealant repair needs a technician on the envelope. And a six storey building with certified permanent anchors already installed can be quicker by rope. Ask for both methods to be priced when the building supports both.
